The concept of an “owner’s representative” (project manager) has become increasingly popular over the last 20 years. The role of the owner’s representative is not unlike the role played by the conductor of a symphony orchestra, who directs dozens of separate players but produces a sound that is unified and cohesive. In the same way, Lawler-Wood coordinates dozens of vendors to produce a seamless product.
We have effectively served as owner’s representative many times in both the public and private sector and on projects of all sizes, complexities and budgets. Acting on behalf of the client, the owner’s representative coordinates all elements of a project and serves as the single point of accountability. The client, meanwhile, is free to do what it does best: see to its core business without the burden of managing the day-to-day activities of the project.
Real Estate Services
We have many years of experience providing comprehensive real estate services, including site acquisition/disposition, lease negotiation, master planning, portfolio analysis and development of long-term real estate strategies. We also provide detailed financial analysis including lease-vs.-own scenarios, creative financing and debt restructuring.
Our comprehensive property management services include administration of leases, staffing, tenant satisfaction and code compliance. We develop, track and manage operational and capital budgets and oversee facility planning, building and grounds maintenance, and energy management.

We provide ongoing construction and project management services as well as preventive and predictive maintenance. Building and grounds management includes overseeing and managing contracted services, such as janitorial and landscaping. We also provide energy management oversight including remote monitoring and energy conservation measure assessment.
